Cleaning delivery

Recurring janitorial and project cleaning, done to a written scope.

You get a scope in writing, a consistent crew, and a walkthrough before anyone touches your building. Supplies, checklists, and quality inspections are ours to manage. If a night is missed, we tell you before you notice. We hold public and private accounts, and both are worked to the same written standard.

Service area

On-site crews work throughout Washington State. Seattle rates and outside-Seattle rates are priced separately, and we say which one applies before you sign. On-site work farther out is quoted with travel at cost, up front.

Square-foot rate depends on frequency, floor type, and scope. Medical and construction final-clean work sits at the upper end of the range.

Construction sites & new buildings

The final clean, before anyone moves in.

General contractors and property managers bring us in at the end, for the pass that turns a finished building into an occupiable one. We are a janitorial company, and we are precise about where that scope starts and stops.

What we do

  • Hard-floor scrub, burnish, and initial finish

  • Punch-list touch-up passes as trades close out
  • Recurring janitorial once the building is occupied

What we do not do, and why

We do not perform rough clean or debris removal: hauling concrete, plaster, and drywall waste, or scraping paint, mortar, and adhesive off glass, tile, and fixtures.

In Washington that is a registered construction specialty, not janitorial. WAC 296-200A-016 defines “construction clean-up” as removing construction debris from a building or site and requires the company doing it to hold contractor registration with Labor & Industries — while stating plainly that registration is not required for janitorial services, meaning the final cleaning.

So we stay on the janitorial side of that line, on purpose. We schedule directly behind your registered cleanup subcontractor and take the building from broom-clean to move-in ready. If nobody is holding the rough-clean scope, we will say so in writing before the bid rather than quietly doing work we are not registered to perform.

Public and prevailing-wage projects. On public works, building service maintenance — janitors, waxers, shampooers, window washers — falls under Washington prevailing wage law at WAC 296-127-023. We bid those at the published prevailing rate for the county and file the intents and affidavits. Tell us up front that the project is public so the number you get is the right one.

Open warehouse and shell space sits at the bottom of the range. Medical, lab, high-finish office, and multi-storey glass sit at the top.

Punch-list and touch-up passes

For close-out work that cannot be measured in advance, or when trades are still moving through the space. Billed in half-hour increments after the first hour.

Written scope, phased schedule

Half down on projects over $3,000, balance on sign-off. We carry general liability and workers’ compensation, and certificates go out with the first invoice.

Every construction quote comes from a walkthrough, or from drawings and a finish schedule. We will not price a final clean off a phone call, because the difference between shell space and finished medical is the whole margin.

Public agency contracts

We hold the contract.

Cities, counties, and state agencies deal with one insured entity, one invoice, one point of accountability. We self-perform where our crews work today and team with licensed partners beyond them.

Prevailing wage stays with us

Subcontracting does not move the obligation. We file the intents and affidavits and collect certified payroll weekly.

Partners vetted before they arrive

Registration, UBI, insurance, and debarment checked on every subcontractor, as the contract holder is required to do.

Escalation written in at bid

Multi-year janitorial contracts get the annual wage-increase clause up front, not in year two.

Bid package complete

Insurance certificate, W-9, UBI, references, and responsibility declarations. Purchase orders accepted, net-30.

Cleaning scope only. Where a solicitation includes construction work, we bid the cleaning and team under a registered general contractor for the rest.
